The Gustav Creative Cluster is located on the territory of the former Borets factory. To accommodate the new 51,000 square meter building we had to move the existing historical buildings. It was a difficult and painstaking task, but we managed to realize it.

The innovativeness of the entire complex is achieved by combining production and office functions, competent logistics and organization of space, which is unique for such a location. It is its typology that determines its innovativeness and all the bright solutions, such as the formation of the territory in the context of historical objects of the plant, the organization of the central atrium. Art objects that visually complement the building, such as the external spiral staircase and the extended volume of the pipe staircase, forming a creative identity, also have a functional purpose. The landscaping project is characterized by an innovative approach to the use of space. The client set the task to create a multifunctional zone that could be transformed for mass events. For this purpose, a unique system of planting in tubs on rails was developed. On normal days, this zone is a cozy space with greenery and benches. However, during events, the rinks are easily moved, making room for large events and fairs. The Technopark is designed to revitalize the district and become a center of attraction for people and small businesses. The project will create about 4.5 thousand jobs. Representatives of dozens of creative professions will be able to work here at the same time. Modern and historical premises will unite five functions: production, warehouse, office, showroom, store. It is closely connected with the context: there are monuments of industrial architecture on the territory, which were moved a few dozen meters to make room for the technopark of creative industries. At the same time, the new building, becoming a dominant part of the historical architectural ensemble, is a super-modern Light Industry facility, taking into account the needs of future residents to the maximum extent possible.
